Rental Registration Number (Número de Registro de Alquiler or NRA)

If you own a property intended for short- or medium-term rental, it is essential to comply with current regulations and obtain a Rental Registration Number (NRA, its Spanish acronym). Starting January 2, 2025, following the entry into force of the corresponding Royal Decree-Law, this procedure can be carried out online through the Single Digital Window for Leases.

The mandatory application of the regulations began on July 1, 2025, offering an adaptation period for owners, platforms, and managers to adjust their technological and operational practices. It is advisable to process it as soon as possible to avoid incidents or delays.

The Land and Mercantile Registrars of Spain (Colegio de Registradores de España) has published an official guide available on its website, which you can download directly from its platform.

Here you will find a step-by-step guide about how to apply for your Rental Registration Number (NRA) and comply with the regulations when advertising your property on temporary rental platforms without any complications.

WHAT IS THE RENTAL REGISTRATION NUMBER (NRA)?

The NRA is a unique official code that identifies properties intended for rental periods under one year. Its purpose is to ensure that all offered properties comply with current regulations, thereby providing transparency, control, and legal secutiry for both owners and users.

WHY SHOULD I OBTAIN THE RENTAL REGISTRATION NUMBER?

The NRA is a mandatory requirement to advertise your property on any temporary rental platform, including Day Apartment. Without this registration:

Obtaining it in time will allow you to manage your accommodation with complete confidence, clarity, and peace of mind.

WHEN SHOULD I GET THE NRA AND WHEN SHOULD I NOT?

Cases in which you DO NOT need the NRA

It is not necessary if you offer long-term rentals (contracts lasting longer than one year), which are regulated by standard residential rental regulations.

Cases in which you DO need the NRA

The NRA is mandatory for any other type of rental, regardless of the applicable regulatory framework. This includes:
