NRA, Rental Registry, and Local Licenses for Property Owners

To market a property for short-term rental, it is essential to comply with the applicable regulations in the autonomous community where the property is located.

At dayApartment, we review the documentation for each property before adding it to our portfolio to ensure it meets legal requirements and to provide security for both owners and companies.

 

IS A REGISTRATION NUMBER REQUIRED?

Currently, there is no single registration number valid throughout Spain.

Following the publication of Supreme Court Ruling 620/2026, the provisions of Royal Decree 1312/2024 —which required obtaining a national Rental Registration Number (NRA) through the Property Registry to advertise short-term accommodations on digital platforms— were repealed.

Therefore:

✔ It is no longer necessary to obtain a national NRA to list a property.

✔ Platforms cannot require this number as a prerequisite for listing a property.

✔ The registrations and licenses established by each autonomous community remain fully valid and mandatory, where applicable.

 

WHAT IS MANDATORY?

Although the NRA is no longer required, property owners must continue to comply with applicable regional regulations.

VENTANILLA ÚNICA DIGITAL DE ARRENDAMIENTOS (Digital Window for Leases)

The NRA (Número de Registro de Alquiler, Rental Registration Number) is a unique official code that identifies properties intended for rental periods under one year. Its purpose is to ensure that all offered properties comply with current regulations, thereby providing transparency, control, and legal secutiry for both owners and users.

The repeal of the NRA does not affect the operation of the Ventanilla Única Digital.

The mechanisms for exchanging information between platforms and public administrations remain in effect for the purposes of oversight, monitoring, and compiling statistics.

The information provided by the platforms is now linked to the regional registries or licenses corresponding to each accommodation.

DO YOU STILL WANT TO OBTAIN THE NRA?

Below you will find the complete procedure divided into stages to help facilitate the process.

1. Identification on the Online Portal

To begin the process:

  1. Access the Online Portal of the Association of Registrars.
  2. Click on User Access.
  3. Identify yourself with your Spanish Digital Certificate. If you still don't have one, you must apply for it beforehand.
  4. Select the valid certificate, enter your password, and confirm access.

Once identified, you can begin the NRA application process.

 

2. Access to the Online Submission

On the Online Portal homepage:

  1. In the Quick Access to Services section, select Rental Registration Number.
  2. A screen with information about the procedure will appear. Check the information and click on Online Submission.
  3. You can also access the service from the Property section on the platform.

 

3. NRA Application Form

The form is available from:

 

Information you will need to provide:

1. Destination registry: Indicate the territorial registry to which the request will be sent.

2. Interested party details: Enter your personal information and, if applicable, that of the person you represent.

3. Registered property: Indicate the property's CRU (the property’s Unique Registry Code) for which you wish to apply for the NRA.

4. Property address: The system will automatically validate the address and display the location on the map.

5. Cadastral identification number: Official identification of the property in the cadastre.

7. Accreditation documentation: Attach the documentation certifying the prior authorization or registration. If you enter the Autonomous Community's tourist license number, the system will automatically validate the format.

8. Signature and submission: Sign the form digitally and download it for electronic or physical submission.

 

Once the form is filled out, you can print it to submit in person or download it to attach to the electronic application.

 

4. Online Submission Request

To formally submit the documentation:

  1. Return to the New Online Submission screen.
  2. Select the type of registration.
  3. Select New Submission.
  4. Indicate that you will be submitting a private document and select the Assignment of Rental Registration Number for Short-Term Rentals option.
  5. Select the destination registry.
  6. Add the property information and re-enter the CRU, municipality, section, and property number.
  7. Attach the required documentation, including the application form.
  8. Complete the submitter's details and billing information (including, if applicable, income tax withholding (IRPF)).
  9. Review all information before submitting.
  10. Sign the documents using Autofirm@ (individually or all at once).
  11. Click Send and accept the procedure terms.

You will receive a confirmation message including a link to download the acknowledgment of receipt.

Check your email too: you will receive an email giving you access to the PROVISIONAL Rental Registration Number.
